Waterproofing failures on balconies and rooftop patios can be a nuisance for building owners, especially when it’s the Hilton’s El San Juan Resort and Casino in Puerto Rico. Persistent leaks plagued their balconies over living spaces at the oceanfront Casitas. Pro-Crete Systems turned to Pli-Dek® for a lasting waterproofing solution that could address not only the leaks but also the structural and drainage issues causing them.
The existing balcony system consisted of Spanish tile over a mortar bed with a bituthene membrane. Over time, this system had developed chronic leaks, as well as ponding water issues, leading to concerns about durability and long-term performance. Pli-Dek worked closely with Pro-Crete Systems to assess the situation, and the initial plans called for installing the Con-Dek system over the existing mortar bed. However, once the tiles were removed, it was clear that the substrate was unstable. The mortar bed was loose, had hollow spots and was unsuitable for a direct overlay. Additionally, drainage was insufficient, with improperly placed drains that had been cut directly through the concrete. Tight installation windows due to daily tropical rains further complicated the project.
Pli-Dek's hands-on approach made sure every challenge was addressed in real time. The decision was made to remove both the failing mortar bed and bituthene membrane entirely. Once the surface was cleared, the team corrected the sloping issues to eliminate ponding water. Custom drains were fabricated using Pli-Dek's fiberglass and resin material to replace the ineffective existing drains. The flexibility of the Con-Dek system’s curing time allowed them to work efficiently, even within the unpredictable tropical weather conditions. Pli-Dek provided continuous support by remaining on-site throughout the project and the solution was successfully implemented.
