In this CoatingsTalk, Heidi J. Ellsworth discusses the evolving world of Maintenance, Restoration and Operations (MRO) excellence with Dylan Wheeler, strategic account manager for SOPREMA. Dylan outlines how SOPREMA’s MRO approach not only extends the life of roofing systems but also aligns with sustainability goals, offering significant returns on investment. 

Dylan expresses the importance of proper maintenance and strategic operations for long-term roof performance. "You gain trust with the building owner, and you say, ‘Look, okay. You're having these issues. Let me take care of these issues for you,’ and that may be going out there and servicing a building four times a year, once a quarter, biannually," he explains, demonstrating the value of starting small with service and repair programs that eventually lead to larger, more lucrative projects. This approach not only strengthens relationships but also ensures that the roof remains an asset rather than a liability. 

Not only do these maintenance operations improve performance, but they also offer cost-effective solutions for building owners and align with sustainability goals.  SOPREMA’s coatings, like the Eterna-Sil 924 high solid silicone, are designed to restore roofs without the need for full replacements, which can be both costly and disruptive. "Our goal is to – if you have an existing roof system that's working – repair that system if need be and then we put that roof system to sleep almost," says Dylan, referencing how coatings can serve as a protective "blanket" over the existing roofing system. 

Dylan also shares insights on how contractors can identify when a roof is a candidate for restoration versus replacement. He points out that moisture levels play a critical role: "When the roof becomes more than 20% saturated or 20% of that roof has to be replaced or repaired, then you've now eliminated the economic benefits of a roof coating," Dylan advises, stating that this threshold helps balance cost and effectiveness.
