Restore and refresh with metal roof coatings

Choosing to restore this metal roof with elastomeric roof coatings saved this high school campus from a full roof replacement. 

Metal roof systems are praised for their durability, sustainability and low maintenance requirements, but unfortunately, they are not invincible to wear and tear. We recently had the chance to sit down with Chris Carroll, Field Operations Manager for the gulf coast region at Weatherproofing Technologies Incorporated, a subsidiary of Tremco CPG, to discuss a recent reroofing project when the coating began to peel up from a metal roof. 

This project was an existing standing seam metal roof with metal wall panels and metal soffits, where the paint was extremely faded. As Chris explains, “This building is a softball field house for a high school in Fort Walton Beach, Florida. They were having leaks in several areas of the building, which was causing interior damage as well. They use this building pretty much year-round.” Thanks to expertise from WTI, they were able to go the restoration route over a full roof replacement, saving them money and disruptions while they continued to use the building.  

A 59,000 square-foot roof, this repair took roughly two months to complete. They pressure washed the metal surfaces with 4000 psi pressure washing equipment and replaced the gutter system before repairing damage to the roof panels and trim. This included repairing all details with Solargard® Seam Sealer and Permafab reinforcement, and they tightened all the fasteners in the system. Chris explains, “All the fasteners were tightened and then sealed with a polyurethane sealant. We did that for all the seams and laps that are on the roof.”  

Solargard Rust Prime WB was spray applied to the surfaces to protect the metal substrate from atmospheric corrosion. Next, they sprayed a base layer of Solargard 6083 Finish Coat, which is an acrylic elastomeric roof coating that provides weathering and dirt pick-up resistance while also lowering the rooftop temperature because it is highly reflective. Finally, two coats of Solargard Acrythane in Gull Grey were applied to enrich the color of the roof and protect it at the same time. This coat provided UV protection and a semi-gloss finish, while also meeting the expectations of the customer to match their football field house on the same campus. 

The customer received a material and labor warranty and was able to extend the life of the roof without an entire roof replacement. Overall, the project was a huge success without any unique circumstances or challenges, and WTI maintains a twenty-year relationship with this customer.
